Dubai’s residential property landscape is experiencing a broadening demographic shift as international appetite spreads across four continents.
Capitalising on this momentum, UAE developer Object 1 has registered property sales to purchasers spanning more than 60 nationalities in 2026, balanced almost evenly across major global regions. The announcement comes against the backdrop of total real estate transactions in Dubai reaching AED 252 billion during the first quarter of the year, underscoring sustained capital inflows into the emirate’s property sector.
Rather than relying purely on speculative demand, the contemporary property firm has focused on turning sustained international interest into completed communities, catering directly to budget-conscious end-users and first-time investors.
Global demographic breakdown of buyer demand
An internal sales analysis conducted by Object 1 for transactions recorded between 1 May and 3 August 2026 demonstrates widespread regional engagement:
- India: Buyers from India represented nearly 20% of all recorded transactions, forming the single largest purchasing nationality.
- Regional parity: Europe, Africa, and the Middle East and North Africa (MENA) regions each captured approximately one-fifth of overall sales activity.
- European markets: Purchasing demand from Europe was led predominantly by investors from France, the United Kingdom, Germany, and Spain.
- Regional and domestic presence: Turkey ranked among the top five buyer nationalities, supported by sustained purchases from Saudi Arabia, Jordan, and Syria, alongside domestic UAE nationals strengthening local brand credibility.
- African outreach: Direct roadshows conducted across the African continent secured cross-border sales from Zimbabwe, South Africa, Egypt, Mozambique, and Morocco.
Tatiana Tono, Chief Executive Officer of Object 1, commented on the demographic patterns:
"Buyers place their trust in a developer long before the handover date, and it is our responsibility to earn and keep that trust at every stage of construction. Our buyer data tells us that we are doing the right things and getting the fundamentals right, not just in one market, but across all of them. Buyers in Harare, Paris, Mumbai, and Dubai are all responding to the same things: the right product, the right price, and a payment plan that works with their investment strategy. For us, 2026 is a delivery year, and this broad, engaged buyer base gives us the foundation we need."
Pricing strategies and development pipeline
Object 1 attributes this sustained international uptake to an intentional focus on an underserved market segment. The firm delivers architecturally considerate apartments in strategic urban hubs, pairing accessible entry-level valuations with flexible payment structures—including post-handover payment options tailored to international personal balance sheets. Entry prices across the developer's current portfolio typically range between just over AED 700,000 and under AED 1 million for selected residences.
This demand is reflected in the commercial performance of Sky Level 1, the developer’s recently unveiled 420-unit residential tower located in District 11 of Jumeirah Village Circle (JVC). Comprising entirely one-bedroom layouts scheduled for handover in the second quarter of 2029, the vast majority of units have already been purchased off-plan.
Advancing handovers and geographical expansion
For Object 1, 2026 represents a critical operational pivot point bridging project launches with structural handovers. The developer secured Building Completion Certificates for both Rain Residence and V1ter Residence during the first half of 2026, with additional residential schemes advancing through final delivery stages.
Currently ranked among the top three developers active in JVC and Jumeirah Village Triangle (JVT), and sitting within the top 15 developers across Dubai, the firm is leveraging its project execution track record to sustain development inside Dubai while expanding its footprint into Abu Dhabi.
